Choosing a home is a serious step and an important decision. As a real estate agency, we understand that very well. What is the thing we hear most often in our work? “I need another week, two or more, to think my decision over.” If you are about to move or buy a property, keep reading.

Set a timeframe.

Before you start looking for a property to rent or buy, we recommend setting a timeframe to stick to. For example: How much time do you have before leaving your old property?

How much time will you need to organise your move? Following such a schedule will help you avoid aimless viewings, unnecessary rushing or delays and, ultimately, renting/buying an unsuitable property. This is the right moment to explain why the statement at the beginning of the article is false. Have you ever wondered why the broker insists that you make a decision on the spot, or at least within two to three days (a week when buying). As we like to say: the real estate market is a dynamic environment, and it is extremely important to be able to assess the situation at the moment.

Let’s imagine the following situation: You have thought through the move, contacted a reputable real estate agency, and it has shown you several properties based on your requirements, but you need a few days to think your decision over. After some time, you decide that you really want that apartment you saw a week ago, but…oh, horror—it has already been rented/sold. Unfortunately, we witness such situations every day. Why does this happen?

Hard as it may be to believe, the market is booming. More and more people want to invest their money in real estate, and more and more people prefer the freedom and mobility of renting. If we imagine that you are looking for a two-bedroom, furnished rental property with an approximate budget of 700лв., then most likely your broker is working with at least 5 more clients with a similar search.

Think it over if not immediately, then as quickly as possible.

When you hire a broker who knows the job perfectly, expect them to offer you the most suitable properties for you and your search. Here we take into account your requirements for the area, condition, furnishing, exposure, and price. When a property is listed at a fair market price, is in a highly desirable area and is in good overall condition, it automatically becomes target number one for brokers and their clients, or in other words, it will be rented/sold in the shortest possible time. To avoid disappointment and regret over the missed deal, take a good look at the property and while you are there, assess whether it fits your idea of the perfect home and whether it stays within your budget. If the answer to both questions is “yes” - act; we guarantee that this will turn out to be the best deal of your life.

Avoid calling hundreds of listings on the internet.

The end result will be countless calls to different companies, fake offers and unnecessary loss of time and money. Instead, carefully choose the company and your personal consultant, and communicate only with them. Let them earn your trust and guide you through this adventure. In this case, the broker will direct you to the right property in the best possible way. In addition, they will take care of preparing the documents, protecting your personal interests, researching the property, the bills and everything you are interested in.
